At PPS, we hold our contractors to the highest standards. All the professionals we work with are licensed, insured, and thoroughly evaluated. We’re not only good at doing tenant screenings! Before joining our network of vendors, contractors go through a meticulous screening process, too. This includes submitting documentation like:

How often do you inspect/visit the properties you manage?
We’re committed to keeping well-maintained properties which is why we conduct drive-by inspections several times a week. For interior inspections, we visit your property once or twice a year according to the resident’s compliance and performance.
What’s your standard dollar amount threshold for owner involvement? Can I expect to receive invoices with before and after pictures of repairs?
We value your input in our decision-making process for property upkeep. Being transparency one of our main values, we keep you informed about maintenance activities above $500 which is the minimum listed in the PPS management contract.

Do you have troubleshooting discussions with your residents when they request repairs?
Absolutely! We rely on a maintenance coordinator who communicates with residents, understands the problem, and potentially solves it without immediately scheduling a professional repair service.
What is your approach to handling deferred maintenance?
Deferred maintenance can lead to a decline in your property’s overall condition. To avoid more expensive repairs in the future, we have a preventive approach to preserve the value of your property.
Whether it involves small repairs like doorstops, new filters, checking appliances, testing smoke alarms, or adjusting doors, window latches, or deadbolts, we employ competent contractors to maintain your property in optimal condition, ultimately saving you money on future repairs.
Do you apply a markup or coordination fee to the work conducted by your contractors?
We charge a 10% fee that involves administrative efforts, such as coordinating the work, making sure it meets quality standards, and managing logistics involved in the repairs or maintenance.
However, this markup fee is negotiable for larger projects. We can discuss an arrangement based on the scope and complexity of the work.
In order to provide you with the best value, we have negotiated a 15-20% discount on retail fees from vendors. We pass these savings to you while applying the 10% service fee. As a result, your invoices will still come under the standard retail price.
While you’re always welcome to reach out to our vendors directly, we encourage you to take advantage of our preferred vendor pricing program. This way, you can benefit from both the cost savings and the coordination we provide!
